7-Eleven Property Specialist in Irving, Texas
The Property Specialist for the assigned territory is the primary real estate contact for matters related to 7-Eleven owned or leased properties for both the Company and our landlords. This position supports 7-Eleven Operations and Network Planning in keeping the 7-Eleven network productive by addressing property-level issues. They protect and enforce the leasehold obligations and property rights/privileges of 7-Eleven’s real estate holdings, including seeking remuneration.
Resolves and/or coordinates resolution of property-level operational or functional issues.
Contacting landlords as needed for their engagement as well as receiving inquiries from landlords which may range from directly connecting the internal or external resources required, to managing a process-based solution.
Reviews leases for interpretive handling or enforcing compliance of stated provisions on both landlord and tenant, including issuing notices as appropriate.
Reviews lease clauses for maintenance and repair responsibilities, or for tenant obligations of landlord notices under lease for property improvements, and for closing out trailing obligations of new leases such as collecting improvement or other allowances.
Coordinates and negotiates Eminent Domain/Right of Way (ROW) proceedings which may include the activities of outside attorneys, consultants, and engineers.
Manages the activities of outsourced managers for 7-Eleven's portfolio of excess/closed stores and miscellaneous sources of rental income.
Resolve code issues and notices of violations.
Resolve or research various accounting issues under leases - rents, CAM, taxes.
Education: Bachelors 4 year degree; equivalent commercial/retail property or facilities management experience or certifications (CPM) will be considered.
Experience: 3-5 years.
Fuel retailer experience a plus!
Windows-based computer skills in a corporate networked environment.
MS office proficiency, experience with relevant SAAS or web-based apps or software systems.
Strong working knowledge of commercial leases, lease provisions, other legal RE documents and property owner/tenant rights and responsibilities.
Working understanding of real estate accounting and concepts.
Relevant commercial property operations experience.
Must be well-organized in a fast-paced environment with continuously-changing priorities.
Be focused on store operations as the overriding corporate priority in serving internal customer’s needs.
