CBRE Senior Associate - Develpment & Investment in Atlanta, Georgia

The Senior Associate will play a central role within the Business Unit, working across all project types (office, industrial and multi-family) at different stages of the development process and supporting all aspects of our development platform. We are seeking someone enthusiastic about real estate with a long term career interest in the development business. Specific projects to be determined by the Atlanta Business Unit at time of hire - examples of tasks include both development management and deal sourcing functions. Position reports to Principal, Office Development Leader.


Senior Associates may be involved in the following activities:

All aspects of the financial modeling/underwriting of prospective developments and acquisitions including preparation of Investment Committee (IC) approval packages and completion of financial due diligence

Project reporting and completion of monthly draw requirements

Attendance at meetings with city staff, design professionals, contractors, investors, lenders, prospective tenants, and current tenants

Preparing and analyzing financial statements, budgets and leases for prospective and existing development projects through the creation of discounted cash flow models used for acquisitions and dispositions

Contract administration, survey and title review, tenant credit underwriting, expense and income analysis

Maintaining proficiency on asset classes and submarkets by collecting, reviewing and verifying market information supporting assumptions used in financial projections, including: rental rates, vacancy rates, historic absorption rates, cap rates, current and future competition, demographic statistics, leasing information and other local market data as necessary

Taking a lead role in the preparation of investment request documents by summarizing potential acquisitions and dispositions for Investment Committee approval and subsequent closing of deals

Due diligence reporting, review and commentary

Coordinating with Property Management on requirements including operating expenses, real estate taxes, parking income and expenses, and other management issues that could affect development

Coordinating with Investment Sales / Capital Markets on the marketing and sale of completed projects

Communicating with external clients, capital partners, investors, lenders and internal business units, ensuring fast response time for all prospective developments and third-party sponsors

Oversees and maintains asset management system (ELITE) data and information for business unit

Other duties to be assigned

Bachelor’s degree in business or equivalent from an appropriate 4 year college program

2+ years’ commercial real estate experience; preference for advanced degree including MBA or law degree

Excellent proficiency with Excel, Argus and other appropriate analytical and marketing software

Ability to define problems, work with mathematical concepts/data, establish facts and draw valid conclusions

Strong verbal/written communication, organizational and presentation skills

Proven record of providing excellent internal and external customer service
