What you’ll be doing...

As a Headquarters Network Real Estate Specialist you will help maintain Verizon’s superior Network performance by reviewing and abstracting the leases that govern Verizon’s network! In addition, using your problem solving skills, you will help Head Quarters Network Real Estate implement process improvements and build innovative solutions to ensure our Verizon Real Estate Network team has the right tools needed to deploy 5G and other upcoming technology.

  • Develop and execute strategies for the day-to-day administration both for the Field Real Estate teams and Headquarters.

  • Superior attention to detail and commitment to quality.

  • Maintains high level of performance under varying degrees of pressure and uncertainty. This includes supporting the project management and coordination of network projects (i.e. Jeopardy leasing, FAS 13 termination, Lease Renewals, MLA administration, DAS/Small Cell Initiatives, Rent Reduction initiatives, Cell Site Dismantlement, Inbound Collocation and Vendor Contract Management and Relations).

  • Take ownership in reporting recommended solutions/actions to project leads and management.

  • Responsible for administering Tier 2 agreements (i.e. Amendments, Supplements, Verizon Proforma Leases, Non-Standard Leases, and Acquisitions, etc), processing payment administration and ensuring the integrity of data, both financial and non-financial, that is stored within Head Quarters Network Real Estate corporate databases of record.

  • Review payment terms to ensure continuity of the rent obligations and avoid expiration of sites that are critical to the Network (Jeopardy payment term report).

  • Reconcile tower company accounts to minimize payment delays and discrepancies (“Aging”)

  • Balance competing priorities while maintaining a focus on the time-sensitive and urgency of Real Estate items.

  • Collaborate with other cross organizational functions to resolve network administration and operation issues (i.e. Field Real Estate teams, Retail, Utility, and Accounts Payable, to name a few).

You'll need to have:

  • Bachelor's degree or four or more years work experience.

  • Three or more years relevant work experience.

  • Excellent communication skills and ability to focus on the details.

  • Strong organizational skills, with the ability to work independently, accurately and effectively in a fast-paced environment.

  • Strong writing skills for business case memorandums and other forms of written or verbal communication.

  • Experience with Microsoft Office Suite with proven focus on Excel.

Even better if you have:

  • Real estate background. Ideally, in commercial leasing/acquisition, property management, site acquisition, land use entitlements, or real-estate affiliated legal.

  • Experience in the cellular or telecommunications industry.
