The Area Real Estate Manager is responsible for all activities related to managing the real estate leases for the Pearson Professional Centers (PPC’s & PTC’s) which includes planning, controlling initiating and completing the leasing efforts involved with site selection, lease negotiations, permitting, ensuring compatibility of sites with PPC design standards, and leveraging internal and external advisors during the process. The Area Real Estate (Contract Administration) Manager is additionally responsible for managing the existing portfolio of leases to ensure efficient processes are built and the timely renewal of existing leases takes place according to company goals and objectives.

The Area Real Estate Manager provides both strategic and operational leadership in property management, ensuring that any site issues that arise during the lease tenure is handled in compliance with the negotiated terms of the lease.

Working closely with Real Estate Brokers, Pearson Education Property Management, Field Operations, Business Development and Capacity Management personnel, the Area Real Estate Manager will develop and manage a comprehensive facility lease processes focusing on timely, cost effective and accurate lease administration, including new leases and renewal of existing leases. The Area Real Estate Manager will act as a (SME) Subject Matter Expert in all company related lease activities and will actively manage an operational support team focusing on Lease Administration duties.

Lease Renewal

  • Develop comprehensive Lease Renewal process

  • Ensure lease renewals occur on time, within budget

  • Negotiate with landlords, real estate brokers, lawyers and other interest groups for renewing property leases

  • Identify and negotiate for cost-effective rent charges

New Lease Administration

  • Identify and negotiate effective lease terms for new site acquisition projects, build-outs, and site closure

  • Strategic focus for determining organizational long-range space needs/requirements

Project Management & Other Duties

  • Ability to understand, communicate with, and identify project stakeholders and participants

  • Ability to understand design requirements and ensure compliance with terms of lease

  • Maintain knowledge of current economic conditions, real estate markets and leasing trends to maintain cost-effective approach to all related leasing activities

Property Lease, Design & Build

  • The ability to understand the key components of the build concept and to work with our architectural and engineering vendors to develop plans for utilization with the lease and permitting process.

  • New Lease negotiations to fulfill Pearson VUE design, build, and operation requirements.

  • Use Project Management & Other Duties to facilitate the design approval, permitting to completion of the build process.



Education and Experience:

  • Bachelor’s degree in Property Real Estate Management, Real Estate Contract Management or related field required

  • 5 – 10 years’ experience in commercial office real estate leasing required

  • Experience in contract negotiations, lease administration required

  • Experience with software tools for managing a lease portfolio required

  • Experience managing lease portfolio of 200 - 300 or more locations required

Physical requirements:

  • Majority of time will be spent in office environment

  • Time spent in construction environment (inside and outside) when necessary

Travel requirements:

  • Overnight travel requirements vary depending on projects but can be up to 25-50% of the time in peak periods
