Summary:

The Real Estate Administrator, Ground Leasing is responsible for the preparation and review of SBA leases and related legal documents associated with ground and tower leasing for both domestic and international sites. The REA, Ground Leasing, must be experienced in reviewing, drafting, preparing and evaluating leases, and provide general administrative and clerical support to the New Tower Builds Team, as well as Corporate Managers and Attorneys.

Essential Duties & Responsibilities:

  • Preparation and review of legal documents including: Ground Leases, Amendments and Antenna Site Agreements (ground owner leases and anchor build to suit tenant leases), and related Memoranda.

  • Assist with preparation and/or review of closing documents for Build to Suit Deals (i.e. ground lease reviews, Assignment and Assumption Agreements, Bills of Sale, Estoppel Certificates).

  • Assist with reviewing and approving Right to Proceed (RTP) Packages.

  • Assist with Ground Expansions requests from the Field Staff (i.e. analyze ground expansion space needed, obtain pricing from Senior Vice President, preparation and review of ground expansion amendments, follow-up with Ground Owner and Real Estate Specialists in the Restructure Group and maintain ground expansion tracker.

  • Assist with and facilitate lease renewals with Government Agencies.

  • Assist with maintaining anchor build to suit tenant tracker.

  • Assist VP, Site Leasing, Ground Leasing Manager, Legal and New Builds Departments with contract language and with creation of ground leases.

  • Assist with drafting and/or obtaining language approval from VP, Attorneys, Manager, Site Administration, Title, Tax and/or Legal Departments, as needed.

  • Interface with Ground Owners, other REAs, Administrative Assistants, Restructure Group, in house attorneys, outside attorneys, Field Staff and other Corporate Departments on issues related to the tower build project, ground leasing and/or Anchor BTS contract issues.

  • Other duties and projects as assigned.

    Qualifications:

    Education and/or Experience:

  • HS Diploma with 3+ years relative experience OR AA with 2+ years relative experience required; BA/BS Degree, preferred.

  • 2+ years administrative experience working with legal documents and/or contracts.

  • Prior experience in real estate transactions, preparation of leases and legal documents related to new tower builds.

  • Real Estate License and/or Paralegal Certificate, preferred.

  • Excellent written, interpersonal, analytical and problem solving skills required.

  • Must demonstrate knowledge of and ability to work with MS Word, Excel, Power Point and proficiency with Intranet and Internet navigation.

  • Experience with Chain of Title, review of legal descriptions and/or sketches and experience in drafting, editing and reviewing documents.

    Language Skills:

  • Ability to read, comprehend and communicate instructions, correspondence, memos and legal documents.

  • Bilingual in written and verbal Spanish, preferred.

    Mathematical Skills:

  • Ability to calculate figures and amounts such as discounts, proportions, percentages, area and volume.

    Reasoning Ability:

  • Ability to carry out instruction furnished in written, oral or diagram form.
