Review, analyze and process all tenant termination requests as well as reviewing and approving portions of Site Administration Specialist’s work by performing the below duties and responsibilities. This is a multi-task position where strong communication skills, regular attendance and the ability to interact effectively with a team are essential.

Essential Duties & Responsibilities:

  • Handling all termination of lease requests from tenants within assigned states.

  • Entering data into the Property Management Database in connection with tenant terminations.

  • Notifying appropriate departments of tenant terminations and related lease status changes.

  • Reviewing and approving all tenant rent start date and ground owner change approval forms prior to being submitted for entry into the Property Management Database.

  • Reviewing and approving all notice of rent commencement letters to tenants for leases and amendments prior to being submitted for mailing.

  • Reviewing all welcome letter packages in connection with newly acquired towers prior to being mailed to tenants and ground owners.

  • Attending monthly troubled tenant meetings as well as updating resulting lease status changes in the Property Management Database.

  • Assisting with training and development of Site Administration Specialists.

  • Assisting with tenant and/or ground reconciliations.

  • Researching and disseminating lease information for customers, accounting and field personnel.

  • Providing customer service by resolving customer questions and/or problems, both individually, and with the assistance of other company personnel.

  • Other projects and duties as assigned.

Education and/or Experience:

  • High School Diploma or GED required. BA/BS strongly preferred or equivalent work experience.

  • 3-5 years administrative support experience required.

  • Experience working with lease agreements and/or contracts required.

  • Working knowledge of Great Plains a plus.

  • Working knowledge of Share Point a plus.

  • Experience in the wireless telecommunications industry a plus.

  • Ability to interact professionally with all levels of personnel via phone, e-mail and written correspondence.

  • Must demonstrate intermediate knowledge and ability to work with MS Word, Excel, and database software.

Language Skills:

  • Ability to speak and read Portuguese required.

  • Ability to speak and read Spanish a plus.

  • Ability to read and comprehend detailed instructions, correspondence and memos.

  • Ability to compose customized letters as needed.

  • Ability to communicate instructions clearly to others.

Mathematical Skills:

  • Ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions and decimals.

Reasoning Ability:

  • Ability to carry out instruction furnished in written, oral or diagram form.

  • Ability to make decisions with little supervision.
