This is an exciting opportunity in Columbus, Indiana for a Real Estate Leader, The Americas. Cummins USA is where you can work on industry leading projects.

The successful candidate will lead real estate projects including property/facility acquisitions, dispositions, lease renewals, site selection and new plant start-up, and other facility-related projects. This activity can include needs assessment, negotiation of property rent/price and contractual terms, due diligence, environmental review, project approval processes, and transaction management. This work is done in partnership with the business unit customer, Cummins real estate broker, Cummins Law Department, and other stakeholders. Typically, this position would be leading 20-30 active projects of varying size.

Your impact will happen in these and other ways:

  • Maintain strong relationships with Business Unit representatives, and collaboratively develops real estate strategy for the Americas region.

  • Asset influence within Region to ensure compliance to Cummins Internal Standards including the Global Real Estate Policy.

  • Manage partner resources to ensure the best-in-class resources are appointed to projects and negotiated transactions provide the best outcome for the Business.

  • Acts as a strategic partner, providing information and advice to the business units, on real estate matters.

  • Manage property data including records, drawings, property statistics, photos, etc. for properties in the assigned region.

  • Coordinate with the Global Portfolio Administrator and customers to manage obligations and initiate necessary projects.

  • Provide information and advice to BU and site management on real estate matters including real estate portfolio data, reporting on real estate projects, advice on real estate strategy/planning, and process improvement (six sigma) projects.

  • Develop and execute specific process improvement (Six Sigma) projects in cooperation with the various stakeholders to reduce process variability and expense.

  • Ensure that the performance of Cummins’ real estate broker meets expectations.

Facilities Operation - Manages occupant services (parking, janitorial services, food services, concierge, facility helpdesk, security and safety); manages the maintenance contracting process; develops and manages the facility’s operational planning requirements (temperature control, lighting, equipment replacement, water treatment and so forth).

Facilities Maintenance - Assesses the condition of the facility including its systems, structure, interiors, exteriors and grounds; manages facility operations and maintenance activities; develops and operates asset management systems for Preventative Maintenance's that uses criticality analysis, predictive tools and prioritization.

Facilities Design and Development - Plans and manages the design of facilities considering the requirements and needs of owners and occupants of the facility; manages and supports site construction activities in compliance to building standards.

Emergency Preparedness - Plans, manages and supports the site’s emergency preparedness program; identifies risks and develops a risk management plan to address incidents such as power outage, flood, and fire; manages the maintenance of emergency systems for fire and flood protection; reports any system impairments.

Environmental Stewardship and Sustainability - Develops and directs the site’s environmental stewardship using appropriate or recognized sustainability programs.

Facility Technology Management - Plans, directs and manages facility management business and operational technologies; evaluates, implements and operates integrated workplace management systems; conducts assessments and collaborates on facility management technology needs analysis including audio, visual, and Information Technology capacity and phone systems.

Real Estate Management - Develops and implements the real estate master plan; manages real estate transactions and assets; determines and evaluates real estate requirements; acquires and disposes of real estate.


  • Minimum five to eight years of experience in commercial real estate.

  • Experience in negotiating real estate contracts, including lease renegotiations, property disposition, etc.

  • Solid expertise in property management.

  • Prior experience in presenting and reporting on project plans and cost benefit analyses to appropriate stakeholders, executives, and senior management.

Required Education, Licenses or Certifications

College, university, or equivalent degree required. Bachelor's degree – preferred disciplines include, but are not limited to: Real Estate, Business, and Finance. An MBA or legal degree would be a plus.

Compensation and Benefits

Base salary rate commensurate with experience. Additional benefits vary between locations and include options such as our 401(k) Retirement Savings Plan, Cash Balance Pension Plan, Medical/Dental/Life Insurance, Health Savings Account, Domestic Partners Coverage and a full complement of personal and professional benefits.
