CBRE Financial Analyst in Edmonton, Alberta

JOB SUMMARY

Under the supervision of the Executive Vice President and Managing Director, the Financial Analyst will assist with all aspects of the evaluation of income producing real estate including, but not limited to, conducting marketing research, developing financial models and deal analysis. In addition, they will be responsible for the creation of client-facing marketing materials.

ESSENTIAL DUTIES AND RESPONSIBILITIES

Responsible for the underwriting and creation of all financial models – including the review and analysis of operating budgets, income statements, leases and all other relevant information.

Preparation of internal investment analysis packages that assist in value recommendations for clients – discounted cash flow, income approach and replacement cost.

Preparation of advisory proposals and requisite presentation materials.

Creation of highly polished and detailed marketing materials.

Ability to handle and manage multiple projects and work streams.

Other duties as assigned.

SUPERVISORY RESPONSIBILITIES

No formal supervisory responsibilities in this position. Provides informal assistance such as technical guidance and/or training to coworkers. May lead project teams and/or plan, and supervise assignments with Research team.

EDUCATION and EXPERIENCE

Bachelor’s degree from a four-year college or university required preferably in Commerce (Finance, Accounting), Engineering or Economics. Appraisal experience with knowledge of commercial real estate considered an asset.

CERTIFICATES and/or LICENSES

Working towards, or aspirations of attaining CFA and/or CPA – potential to receive compensation towards funding of these professional designations.

COMMUNICATION SKILLS

Excellent oral and written communication skills to communicate clearly and effectively with peers, investors and clients. Ability to comprehend, analyze, and interpret complex financial and business documents. Ability to effectively interact with management, employees, clients, etc. and respond effectively to the most sensitive issues. Ability to motivate and work collaboratively with business partners, key employees, top management, and client groups on various projects.

FINANCIAL KNOWLEDGE

Requires knowledge of financial terms and principals. Ability to calculate intermediate figures such as internal rate of return, return on equity, discount factors and present values. Background in Finance or Accounting would be ideal.

REASONING ABILITY

Ability to comprehend, analyze and interpret documents. Ability to solve problems involving several options in situations. Requires intermediate analytical and quantitative skills.

OTHER SKILLS and/or ABILITIES

Strong computer skills, including specific knowledge of Microsoft Excel and PowerPoint and broad experience with ARGUS. Adobe InDesign and Illustrator is an asset. Knowledge of real estate service industry and terminology is helpful. Strong work ethic and being adaptable to a very dynamic work environment will be key.
