CBRE Sr Building Operator in Edmonton, Alberta
Your primary responsibilities will be to attend to the safe, clean and efficient operations of the property(s), including procedural after-hour on-call responsibilities and provide leadership to all contractor attending to the property.
Senior Building Operators will appropriately operate, maintain, pumps, fans, motors, electrical distribution systems, water supply systems, etc. in their care.
Equipment will be maintained and operated in accordance with the manufacturer recommendations and local governing authorities.
This scope of work will include scheduling inspections (e.g. quarterly routine and comprehensive, annual boiler internal, etc.), scheduling maintenance (e.g. filter changes, control re-calibrations, chiller tubes), setting up chemical water treatment programs, scheduling, testing and operation of boilers and pressure vessels in compliance with ABSA regulations and codes. Also included will be building envelope systems (e.g. roof systems, glazing, caulking, door systems, etc.) and security/monitoring systems.
All base building emergency and fire safety equipment and systems are to be checked, operated and maintained as per the National and Alberta Fire Codes. This includes scheduled in-house and contracted inspections, scheduled testing and record keeping.
The Senior Building Operator will be responsible for supervision of all daily activity and trades personnel in conjunction with Project Manager.
The Senior Building Operator is responsible for the supervision of all CBRE contracted staff including scheduled contractors (e.g. janitorial, HVAC), trades personnel, and construction projects, improvement projects, etc. working on base building work orders. It is the responsibility of the Senior Building Operator to be available for 24-hour on-call service to the assigned properties, and to participate in the on call rotation as developed in conjunction with the Operations Supervisor(s).
No formal supervisory responsibilities in this position. Provides informal assistance such as technical guidance, and/or training to coworkers. Coordinates and assigns tasks to co-workers within a work unit and/or project.
EDUCATION and EXPERIENCE
High school diploma or general education degree (GED) and eight or more years experience in electrical systems, refrigeration and/or HVAC. Or equivalent combination of education and experience.
CERTIFICATES and/or LICENSES
Universal CFC certification required. Additional certification in one or more of the following: electrical, mechanical, HVAC and refrigeration systems, process controls, mechanical power transmissions, painting, plumbing, carpentry or engine repair. Certifications/licenses as may be required by local or state jurisdictions.
Excellent written and verbal communication skills. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and courteous service to customers. Ability to effectively present information.
Requires knowledge of financial terms and principles and to understand operating budgets. Ability to calculate intermediate figures such as percentages, discounts, and/or commissions. Conducts basic financial analysis.
Ability to comprehend, analyze, and interpret documents. Ability to solve problems involving several options in situations. Requires intermediate analytical and quantitative skills.
OTHER SKILLS and ABILITIES
Uses personal computer and / or PDA for work order system, email, ESS and training. Basic skills with Microsoft Office Outlook. Physical requirements include stooping, standing, walking, climbing stairs / ladders and ability to lift / carry heavy loads of 50 lbs. or more.

Decisions made with thorough knowledge of procedures and company policies to achieve set results and deadlines. Responsible for setting own project deadlines. Errors in judgment may cause short-term impact to co-workers and supervisor.
