CBRE Fire Door Compliance - Building Engineer in Fort Worth, Texas
Utilizes advanced skills to safely perform preventive maintenance and corrective repair of building systems and equipment, Working under limited supervision, monitors building system operations, and performance. Utilizes several trade skills such as carpentry, plumbing, electrical, painting, roofing, heating and cooling. A key responsibility of the position is to ensure all rated fire and smoke door systems are maintained and repaired in compliance with NFPA 80 requirements. As needed, position will be required to complete non-door related general building maintenance and repairs.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Comply with all applicable codes, regulations, governmental agency and Company directives related to building operations and work safety.
Inspects, maintains and repairs building systems, including NFPA rated doors and frames, HVAC units, and minor plumbing to ensure operation of equipment is within design capabilities, achieves prescribed environmental conditions, and meets regulatory compliance, where applicable.
Oversee and inspect the work performed by outside contractors. Contracted work includes, maintenance and repair of NFPA rated doors, HVAC, plumbers and other building contractors.
Perform assigned repairs, emergency and preventive maintenance. Maintain completed maintenance and repair records as required.
Reviews assigned work orders. Estimates time and materials needed to complete repair.
Responds quickly to emergency situations, summoning additional assistance as needed.
Performs other duties as assigned.
No formal supervisory responsibilities in this position. May provide informal assistance such as technical guidance and/or training to coworkers. May coordinate work and assign tasks.
Multi-task oriented Facilities Operations Engineer with at least 3 years experience developing and executing maintenance and repair programs. This includes qualification to repair and maintain all rated fire and smoke doors, and assemblies in compliance with NFPA 80 requirements. Position will be responsible for testing, maintenance and repairs of all such doors and enclosures. Must have excellent troubleshooting skills, extensive knowledge and experience with NFPA 80. Must able to complete non-door related general building maintenance and repairs as assigned.
EDUCATION and EXPERIENCE
High school diploma or general education degree (GED) and a minimum of three years related experience and/or trade school training.
CERTIFICATES and/or LICENSES
Certification in one or more of the following is a plus: NFPA standards compliance, electrical, mechanical, HVAC and refrigeration systems, painting, plumbing, carpentry.
Must have excellent customer relations skills. Ability to comprehend and interpret instructions, short correspondence, and memos and ask clarifying questions to ensure understanding. Ability to write routine reports and correspondence. Ability to respond to common inquiries or complaints from clients, co-workers, and/or supervisor. Ability to effectively present information to an internal department and/or large groups of employees.
Requires basic knowledge of financial terms and principles. Ability to calculate simple figures such as percentages.
Ability to solve practical problems and deal with a variety of concrete variables in situation where only limited standardization exists. Requires intermediate analytical skills.
OTHER SKILLS and ABILITIES
Uses personal computer and / or PDA for work order system, email. Basic skills with Microsoft Office, including Outlook. Physical requirements include stooping, standing, walking, climbing stairs / ladders and ability to lift / carry heavy loads of 50 lbs. or more.

Must have and follow Industry Power Tool and Lifting Safety skills and experience.
