Financial Analyst - Surveillance
JOB BRIEF (PURPOSE) Employees are responsible for monitoring the operating performance and physical condition of a multi-billion dollar portfolio of commercial real estate properties including property types such as multifamily, retail, office, industrial, and lodging. Primary job functions include the collection and analysis of annual property inspections, quarterly rent roll/occupancy reports and quarterly operating statements. The employees utilize this data to assess cash flows, debt yield coverages, lease terms, physical deterioration and market level conditions impacting the property. Employees are also responsible for researching property performance inquiries and communicating with borrowers, subservicers, rating agencies, investors, special servicers, and loan originators. Annual property inspections are also managed by the Surveillance Analyst whereby the employee is responsible for the process of ordering, tracking, uploading and reviewing inspections. They are responsible for managing the inspection vendors, troubleshooting issues that arise during the inspection process and interacting with internal parties such as KBREC’s Account Management group. In addition, employees are responsible for managing a Watchlist which consists of properties that have increased levels of risk. The Surveillance Analyst is responsible for researching existing economic and physical issues at the property and sharing their research with the investment community. Under the direction of the Manager, our Surveillance Analysts monitor the financial performance and physical condition of a multi-billion-dollar portfolio of commercial real estate properties including property types such as multifamily, retail, office, industrial, and lodging. This is accomplished within the parameters of the servicing agreements, Agency guidelines, loan documents, policies, and procedures. ESSENTIAL JOB FUNCTIONS Collect and analyze annual property inspections, quarterly rent roll/occupancy reports and quarterly operating statements. Utilize the collected data to assess cash flows, debt yield coverages, lease terms, physical deterioration and market level conditions impacting the property. Research property performance inquiries and communicate with borrowers, subservicers, rating agencies, investors, special servicers, and loan originators. Perform intensive analysis for those loans designated by investor or servicer as not meeting their standards for performance. Intensive analysis typically involves frequent inspections, comparable financial analysis, and market research. Make recommendations (both objective and subjective) to the Watchlist Committee regarding any loan that is not meeting established standards for overall property performance. Input and maintain loan and collateral data in the loan servicing system and RECWeb.
