Our business helps support their way of life and contributes to the survival of a culture that has thrived in a challenging environment.ASO provides facilities operations and maintenance, minor and major repair of facilities systems and infrastructure, the operations and maintenance of central power plants, planning and estimating, materials and supply management, Government and contractor property management, heavy equipment operations, IDIQ Task Order executions and management, and snow and ice removal services for the National Aeronautics and Space Administration (NASA), Goddard Space Flight Center (GSFC), Greenbelt, Maryland.**Job Summary:**Under the supervision of the Project Manager, the Operations Manager oversees the operational planning, establishment, execution and evaluation of a multifaceted facility maintenance and repair program. The Ops Manager serves as principal point of representation and liaison with the client on operational matters and provides day-to-day technical/professional guidance and leadership as appropriate to the area of expertise.**Responsibilities:**+ Oversees and participates in the management of comprehensive facilities maintenance and repair programs, providing direct supervision to team leaders and facility and shift supervisors.+ Assists the Project Manager with the development and administration of project goals, objectives and procedures.+ Oversees the scheduling and assignment of work in carpentry, electrical, painting, plumbing, welding, heating and ventilating, sheet metal, masonry and general maintenance trades including Chiller Plant, Boiler Plant, Emergency Console, and Mission Support operations.+ Monitors and evaluates the efficiency and effectiveness of service delivery methods and procedures; recommends appropriate service and staffing levels in compliance with Company policies.+ Reviews all site work to verify compliance with all applicable plans, procedures and governing codes.+ Ensures adequate levels of tools, equipment and other maintenance supplies are maintained.+ Inspects and diagnoses problems to determine corrective actions/repairs in all trades.+ Coordinates with trades and warehouse personnel to identify correct materials, parts assemblies and requirements for a variety of requisitions needed for the job.+ Plans, directs, coordinates and reviews the work plan for assigned staff; assigns work activities, projects and programs; reviews and evaluates work products, methods and procedures; and meets with staff to identify and resolve problems.+ Selects, trains, motivates and evaluates assigned personnel; provides or coordinates staff training; works with employees to correct deficiencies; documents and provides discipline as needed; and recommends terminations.+ Interprets, applies and explains complex codes, regulations and procedures.+ Prepares and presents monthly Technical Progress Reports as needed.+ Reviews and approves departmental time sheets.+ Responds to emergency site maintenance as required.+ Confers with and advises other management personnel regarding maintenance projects and priorities.+ Assists in developing cost estimates, budgets, correspondence and status reports.+ Keeps the Project Manager appraised of unique situations and problems encountered.+ Performs related work as assigned.**Qualifications****Minimum Qualifications:**+ Bachelor of Science or technical, vocational or trade school graduate or equivalent or Masters license in any trade discipline.+ 10 years experience in facilities operations and maintenance related work.+ 6 of the 10 years must have been in a supervisory or management role, overseeing the performance of operations and maintenance of HVAC, electrical, and plumbing systems.+ Skill in the use of Microsoft Excel and Word at an advanced level, and PowerPoint at a basic level.+ Must have the ability to supervise and motivate subordinates to attain stated objectives.+ Must have excellent written and verbal communication skills+ Valid state drivers license with an acceptable driving record.+ Strong leadership and project management skills.**Specialized areas of performance:**+ Knowledge of labor and cost tracking.+ Understanding of government contracts, correspondence, reports, and records.+ Prior experience working with and managing a unionized workforce.+ Customer service experience.+ Good presentation/public speaking skills.+ Familiarity with MAXIMO or other Computerized Maintenance Management System.The duties and responsibilities listed in this job description generally cover the nature and level of work being performed by individuals assigned to this position.
