Our business helps support their way of life and contributes to the survival of a culture that has thrived in a challenging environment._* * This position is contingent upon contract award* * _**Job Summary:**Project Managers provide subject matter expertise in areas including project management, project scope definition, risk identification, project methodology, resource allocation, and facilitation.Maintain control of schedule, cost, safety, quality, and customer expectations/satisfaction at all times. Present to management and/or customers on project updates, project cycle, and expected results. Manage vendor relationships throughout the installation process. Ensure projects are closed on time and in scope.**Responsibilities:**Essential functions of the position include:+ Reviews engineering drawings and specifications and services as project coordinator with architects, engineers, contractors and customer constituents/stakeholders.+ Manages major and minor construction, remodeling, and/or renovation projects in accordance withfederal, state, local, and installationpolicies and procedures.+ Coordinates the work done by architects, engineers, and contractors for projects and ensures all work conforms to specifications.+ On assigned projects, will participate in the bid and award process, conduct pre-construction safety compliance meetings, hold other appropriate conferences and progress meetings, review change orders and contractor payment requests, review construction schedules, coordinate with potential occupants, assist with furnishings and equipment purchases, and coordinate inspections for occupancy of the facility.+ Personally inspects all ongoing projects; discusses work in progress with stakeholders; updates supervisor of progress to date. Monitors construction in the field including identifying and resolving discrepancies between construction and drawings and/or design intent.+ Utilizes and applies knowledge of methods and techniques used in administering construction projects, including development and maintenance of budgets, schedule and quality control. Reviews documents for compliance with the approved programs and with applicable codes by consulting with other federal/state agencies.+ Reviews design work performed under the supervision of architects or engineers. Prepares reports to senior administrative levels on all aspects of assigned projects.+ Reviews and approves payments to contractors on projects. Reviews and approves addenda, change orders, and field orders within designated contingency levels.+ Responsible for information concerning design and construction projects that may involve proprietary products and methods or that may result in legal proceedings and/or claims. Frequent contact with information pertaining to installation operations and programs.+ Essential duties are somewhat varied and guided by standard practices and procedures, as well as the nature and disciplines of the specific project scope. Resolves routine problems as they arise or recommends how problems can be resolved. Exercises some independent judgment in following established procedures where alternatives are limited.+ Contributes to team effort by accomplishing related results as needed.+ Performs specific duties and responsibilities related to project management.**Qualifications****Minimum Qualifications:**+ Skills Desired include:- Site development- Planning- Conceptual skills- Regulatory compliance- Problem solving- Excellent computer skills and experience in MS Office suite- Ability to use estimating software such as RS Means, WinEst, etc.+ The Site Manager must have a bachelor's degree in engineering, architecture, physical science, or construction management from a program certified by the Accreditation Board for Engineering and Technology (ABET) or from a program certified by the National Architecture Accrediting Board.+ The Site Manager shall have either: (1) a minimum of 2 years' experience as a Base Civil Engineer or Deputy Base Civil Engineer on a U.S Air Force Installation, or the equivalent position with another DoD service (Air Force experience is preferable) or a minimum of 5 year's experience as a contracted program manager or deputy program manager at a major U.S military installation for a base maintenance contract or base operating services contract (Air Force experience is preferable).The duties and responsibilities listed in this job description generally cover the nature and level of work being performed by individuals assigned to this position.
