Maintenance Supervisor

The Maintenance Supervisor directs and supervises under the technical direction of the Dept. of State Facility Manager all maintenance, repair, renovation, minor alterations, new work projects and custodial services; ensures the accomplishment of all the planning and work necessary to clean, operate, maintain, repair and perform minor renovations and new work projects to the Consulate (to include compound secured building); provides instruction, direction, and supervision to the Contractor staff at Post involved in these functions through their supervisory chain of command; supervises the use of the Department of State Global Maintenance Management System (GMMS) for preventative maintenance and work orders of all Consulate controlled access areas.

Responsibilities also include the development of, and adherence to, work schedules for maintenance, operations, new work and custodial services, assigns development of schedules to competent personnel within each area; maintains records of materials, supplies and tools requisitioned and consumed; recommends, prepares and requisitions critical standby end-items and components required for essential service as directed by the Facility Manager; maintains and makes available to the Government, a file of all inspections conducted, deficiencies noted and corrective actions taken; evaluates performance of Contract employees at Post. Schedules on-the-job-training, when required.

The Maintenance Supervisor also assists Facilities personnel conducting the annual hazards analysis of the Consulate building systems and grounds; and preparing and implementing safety procedures for hazardous tasks when directed by the Facility Manager; establishes procedures and duty schedules for rapid response to emergencies on a 24-hour basis and trouble calls during business hours. The Maintenance Supervisor is responsible for ensuring that the Contractor staff at post receive the Emergency Response training provided to all Consulate employees; prepares and submits required Contractor staff reports to the Facility Manager and Resident Manager (RM). This specifically includes supervision of timekeeping, payroll, and reporting and authority to sign employee paperwork and actions.

Job Qualifications

  • Associates or bachelor’s degree in engineering or management preferred.
  • Must have a minimum of 10 years’ experience in the management and administration of facilities operations and maintenance
  • Must have experience supervising and directing a workforce of 10-20 individuals.
  • Valid Trades license at the Journeyman or Master level highly desirable.
  • Must be experienced in details and management of mechanical, electrical, plumbing, refrigeration, HVAC, structures, custodial services and grounds maintenance.
  • Must be familiar with work control systems, Preventative Maintenance systems, logistics systems, and energy conservation.
  • Must have oral and written communication skills sufficient to produce employee evaluations and written reports for upper management and to brief upper management on project status.
  • A driver's license
  • Ability to obtain and maintain a Top-Secret clearance
