We are seeking an Industrial Building Systems Operator (BSO) team member for our client site in Pearl River, NY. The successful candidate will have outstanding preventative maintenance skills and will be committed to working with others to deliver best in class, unparalleled excellence in customer service and satisfaction.

Typical work schedule is scheduled for Saturday through Friday on a rotating cycle of days on versus days off. The alternating 3rd shift schedule will be from 7:00pm - 7:00am.

As a BSO, you are responsible for operating, monitoring, and controlling the Building Automation System and providing an intermediate level of expertise in troubleshooting and providing preventive and corrective maintenance on the facility mechanical and HVAC equipment/systems in a pharmaceutical environment. You will identify and correct any safety-related issues and perform independent equipment evaluations to identify potential equipment failures.

You will perform many daily duties, including:

  • Monitoring Building Management Systems (BMS/BAS) for alarms and abnormal trends.

  • Conducting preventive maintenance inspections and performing required preventive maintenance actions (lubrication, cleaning, filter changes, etc).

  • Performing basic troubleshooting of building systems.

  • Responding and performing initial troubleshooting and remediation of alarm conditions. Making emergency calls for support, if necessary.

  • Documenting room environmental deviations, root cause, and corrective actions in event reports, as needed.

  • Documenting daily operations and alarms in appropriate logbooks.

  • Operating facility equipment both locally and thru the BMS as necessary to support building operations. Equipment includes air handlers, exhaust fans, pumps, water systems, air compressors, chillers, steam accessories, and etc.

  • Performing routine building rounds to verify no emergency conditions exist.

  • Serving as initial point of contact for outside contractors to issue safety work permits.

  • Coordinating with security personnel to respond to fire panel alarms.

  • Coordinating with janitorial staff as necessary to address water leaks.

  • Responding and providing service and feedback to the customer on all work orders while assuring compliance to codes, regulations, and industry standards.

  • Recommending measures to improve maintenance methods and equipment performance.

  • Performing functions of the position including following proper safety guidelines such as job hazard analysis and lockout/tagout procedures and wearing PPE as required.

  • Operating a variety of equipment such as hand tools, laptop computers, and diagnostic hardware to perform work.

  • Maintaining a strict schedule to be successful in the assignment yet demonstrates flexibility in the day-to-day activities and scheduling for the benefit of the customer.

  • Other duties as assigned by Management or Lead.

As the Industrial Building Systems Operator, you will be expected to:

Minimum Requirements

  • High school diploma or demonstrated equivalent.

  • Three years of experience as a Building System Operator or HVAC maintenance mechanic in an industrial environment or demonstrated equivalent combination of education and experience.

  • Ability to pass a Tuberculosis test prior to employment or be medically cleared for Tuberculosis by a medical professional and be able to maintain annual negative results.

  • Ability to pass a medical evaluation for respirator use and be able to successfully complete a fit test for each type of respirator needed for the position or for an approved alternate respirator that provides equal or better protection from identified hazards.

  • Ability to obtain a security access badge at our client’s location.

  • Ability to obtain an appropriate driver's license issued by the State Department of Motor Vehicles, as requested.

  • Must be able to obtain and maintain facility credentials/authorization. Note: US Citizenship or Permanent Residency is required for facility credentials/authorization at this work location.

  • This position does not include sponsorship for United States work authorization.

Some physical requirements include:

  • Regularly lift to 50 lbs

  • Regularly climb ladders, steps, and scaffolding

  • Repetitive motions: bend, stoop, squat, kneel, stretch, reach, wrist movement.

  • Walk extensively throughout the plant during shift.

  • Work at an accelerated pace in emergency conditions

  • Ability to differentiate colors pertaining to wire color-coding.

Special Requirements: Wear steel toe safety shoes, safety glasses, gloves, hard hats, and other Personal Protective Equipment as needed. Cope with demands (stressors) that are associated with the job and/or the work environment.

  • Experience troubleshooting BAS/BMS systems and controls (Honeywell, Siemens, Edstrom, etc.), using knowledge of Building Systems sequence of operations.

  • Experience diagnosing, troubleshooting, and repairing process mechanical systems such as HVAC equipment and utilities supporting same.

  • Experience working with Fire Protection Systems.

  • Knowledge of Water Systems used in pharmaceutical applications.

  • Experience with the cGMP requirements in a pharmaceutical environment.

  • Experience troubleshooting, repairing and working with electrical, mechanical, plumbing, and pneumatic systems.

  • Experience using testing equipment such as meggers, voltmeters, multi-meters, etc. used in maintenance and troubleshooting activities.
