About the Opportunity

This is an open position with the FirstEnergy Service Company, a subsidiary of FirstEnergy Corp. [SC00]

The Right of Way Representative furthers company transmission infrastructure project work with the acquisition of fee property, right of way, licenses, and leases. Property and right of way acquisitions require evaluating proposed sites, determining property values, obtaining title, survey, environmental assessment and zoning requirements (if any), coordinating due diligence and securing legal documents to accomplish transactions. Acquisition analysis involves performing rights and restrictions review to determine real estate / right of way requirements.

The position is in Reading, Pennsylvania.

Responsibilities include:

  • Demonstrating a solid commitment to all aspects of safety
  • Collaborating with project managers to procure real estate and right of way required to meet the needs of the business units including evaluating proposed sites, determining property values, negotiating an option and/or purchase contract and coordinating due diligence efforts such as obtaining title commitment, surveys/subdivision plans, environmental assessments, and continuing through closing and through the internal closure process
  • Reviewing, analyzing, and negotiating terms of various complex legal documents, including, but not limited to, option/purchase agreements, sales agreements, deed, easements, leases, licenses, and consent agreements
  • Acquisition efforts involve reviewing and understanding stakeholder requirements including Project Management, Substation, Transmission Engineering, Maintenance, Regional Engineering, Vegetation Management, Environmental, Siting and Legal
  • Preparing recommended real estate transactions and making recommendations/ presentations to leadership
  • Providing guidance and consulting with contract resources to support the Energizing the Future initiative
  • Interfacing with various levels of management within the company, understanding real estate/legal documents and managing each work project from inception to conclusion
  • Applying education and experience to work situations, continuing skill development and establishing a strong foundation in policies, practices, and procedures
  • Developing effective working relationships with employees within own group and establishing solid working relationships throughout the company
  • Anticipating and delivering results to meet internal/external customer needs
  • Assisting with department-wide projects and initiatives, including developing and recommending process improvements
  • Managing the use of company property, identifying, and evaluating sites, negotiating rents, and preparing lease documents

Qualifications

  • Bachelor's degree in Business Administration or related discipline is required. Master’s degree preferred.
  • Minimum 7 years relevant work experience is required. Relevant work experience includes analyzing complex documents, and project management experience.
  • Commercial real estate experience preferred
  • Knowledge of the company's operating territory, building facilities and transmission rights of way is a plus
  • Strong oral and written communication skills; ability to make clear, accurate, and concise presentations, reports, and legal documents
  • Superior customer relations skills; strong interpersonal skills with ability to establish rapport with internal and external customers
  • Team-oriented with drive for continuous improvement
  • Able to comprehend legal documents; familiar with legal documents such as deeds, easements, leases, and licenses
  • Proficient with Microsoft Office applications, SharePoint, and digital satellite imagery tools
  • Able to use real estate information technology
  • Familiar with SAP
  • Able to improves work processes and develop/recommend solutions
  • Strong relationship building skills​​​​​​​
