"**Sr. Real Estate Project Manager****Preferred Qualifications****About the Senior Project Manager for Americas Real Estate & Facilities Position:**As a Senior Project Manager within Oracles Real Estate and Facilities Department (RE&F) you will oversee both the real estate transaction and project management responsibilities including planning, procurement, design, permitting and construction of a variety of Real Estate Transactions and Projects within the Americas portfolio. Responsibilities will primarily be focused in the central and southern regions of the US, with the primary location and area of responsibility for this role being in Nashville, TN.**Project Management Responsibilities:**The Sr. Project Manager will be responsible for the management of a project team to coordinate the design, permitting, and delivery of a variety of projects ranging from small office renovations to multi-phased, multi-use development. More specific roles include:+ Drive the master planning, design, estimating and internal project approvals. This will entail frequent collaboration with Facility Managers, Planners, and internal partners such as IT, security, and procurement+ Create a project team inclusive of internal and external partners and drive team collaboration toward a common project success+ Represent Oracle through permit process and at planning, zoning and related public meetings as required. Role may also be responsible for coordination activities with neighboring business, permitting and utility leaders, and adjacent developers+ Manage a project team in areas of site development, core/shell construction, tenant improvements, and parking. Retail and multi-family construction is also possible, among other employee amenities+ Lead due diligence efforts during property acquisition activities+ Review architectural, MEP, structural drawings to ensure the design meets the project requirements for all assigned real estate projects in North America+ Adhere to Oracles space standards as well as adopt alternatives to improve efficiencies+ Collaborate with Oracles Procurement Department to engage project vendors as required+ Support Facility Manager efforts for relocating employees at project completion.+ Oversee completion of maintenance manuals, as-built drawings, warranties, landlord reimbursement and other requirements per project close-out list**Real Estate Transaction Management Responsibilities:**+ Collaborate with internal team members and external vendors to acquire or dispose of real estate as required by business demand+ Negotiate leases and manage compliance with the lease and construction work letter+ Interface with inside as well as outside counsel for legal review+ Manage outsourced brokerage providers in market analysis and site search activities+ Provide assistance to facilities team when landlord performance issues arise and for community interactions such as Municipal hearings, permit reviews, etc.+ Interface with planning & facilities teams to confirm space requirements+ **Financial management and reporting:**+ Direct brokerage vendor in financial analysis of leases, subleases, own vs. lease, and disposition scenarios using internal financial templates on a NPV base+ Work to establish budget based purchase orders for all approved project related expenses and to ensure budget reconciliation+ Maintain all project documentation and provide final cost accounting and budget closeout for projects+ Organize and manage process around economic incentives as required.+ Provide information as requested for internal operations reviews or to support internal audit inquiries, tax investigations and asset transfers+ Provide feedback to portfolio administration and corporate finance regarding CAPEX spend, space on the market and vacated or booked to the reserves+ **Core Competences:**+ Superior interpersonal, communication, team building, and conflict resolution skills+ Excellent problem solving skills showing both agility and sensitivity to change management+ A passion for collaboration and teamwork is a must. Ability to drive similar team focused atmosphere to project teams+ Ability to expand upon industry best practices such as project delivery methods, innovation, and customer experience+ Ability to prepare and present business justification for project approval+ Ability to read and understand financial statements and cash flows+ Ability to prepare budgets, summarize transactions for internal approval, reconcile costs and ensure timely project closeouts+ Experience managing project teams including both internal and external resources and demonstrable ability to collaborate across organizational boundaries+ Experience effectively managing resources remotely while displaying good leadership with team members+ Ability to work independently with minimal supervision, handling multiple tasks and using good time management+ Highly proficient kills with Microsoft Excel, Word, PowerPoint, Project, Outlook+ **Preferred Qualifications:**+ BA/BS in Construction Management, Engineering, Business Operations Management, or Facilities preferred+ 10 years prior project management/ project executive experience required in the commercial real estate field. Experience in multi-building developments is preferred.+ Industry certification is desirable+ Strong written and verbal communication skills+ Attention to detail and ability to manage multiple projects simultaneously+ Ability to travel (approximately 25-50%)**Detailed Description and Job Requirements**Performs non-technical project completion using an internal customer perspective, typically from initiation through delivery.Develops project plans and coordinates cross-functional teams through meetings and progress measurement activity which bring distinct, specific projects to completion both on time and within budget.Provide leadership and expertise in the development of new products/services/processes, frequently operating at the leading edge of technology.
