CBRE Lead Building Operator (Critical Environment) in Mississauga, Ontario

JOB SUMMARY

We are looking for a Lead Building Operator, must be a self-starter with strong interpersonal skills and a positive attitude to work in a critical environment. In addition to having experience in working in a critical environment / data center; the individual must have a strong background with BAS / HVAC systems, and a thorough knowledge of the operation and maintenance of building & data center electrical distribution systems including, UPS systems, emergency diesel generators, associated automatic transfer switchgear, and data center cooling systems. Hours are from 8:00 a.m. to 4:30 p.m. Monday to Friday. Associated with this position is a reasonable expectation to work additional hours on weekend in the performance associated with various data center equipment maintenance activities.

JOB DESCRIPTION

Operates, maintains, monitors, and performs preventive, predictive, and corrective maintenance on building & data center support equipment, which may include: mechanical HVAC equipment, plumbing systems, electrical/cabling, electrical distribution systems, fire detection and suppression, life safety, lighting, temperature control systems, building management systems, and digital systems. Documents maintenance performed and initiate corrective action as required.

Operates electrical switch gear in accordance with approved maintenance or emergency procedures. Must possess a thorough understanding of the building electrical system one-line diagrams.

Responsible for the coordination and communication with Company Representative and associated staff prior to any major repairs or system shutdowns, which could affect Company operations and/or the occupants of any area of the Premises. Dedicated to system reliability and integrity.

Insures that all personnel demonstrate safety and technical knowledge required for their responsibilities.

Responsible for quality control inspections of the Premises and keeps abreast of technical training required for supplier’s employees to carry out their responsibilities.

Understands and administers Company’s work management system for all routine maintenance.

Has a sound knowledge associated with the preparation of required critical work packages including Methods of Procedures, (MOPs), Standard Operation Procedures (SOPs), Safe Work Practices and associated legislation, sound knowledge of all applicable building codes and regulations.

Responsible for self-directed scheduling of daily workload and follow-up of that work to ensure its completion, quality control, etc.

Implements ongoing fire/safety inspections. Performs the periodic inspection of fire detection equipment. Assures that tenant housekeeping storage, electrical systems and renovation are void of fire violations. Files all necessary reports and escalates corrective action as necessary. Provides oversight to Fire System contractors to ensure work is performed to the client’s standards and applicable codes.

Responsible for review of all daily pass down logs and to maintain an accurate log of shift activities.

Perform written daily building rounds and can interpolate data to determine routine maintenance needs.

Responsible to maintain working knowledge of special electrical systems that is outside the direct responsibility (e.g., UPS, etc.) so that he/she may participate fully in preventive maintenance work on those systems.

Ability to read and write clear Method of Procedure documents to break down critical work steps to minimize the risk of implementing changes or repair work. Perform work in compliance with approved procedures.

Must possess proven Leadership and Team Building Skills

Must be able to lift 50lbs., climb ladders and work on roof tops.

Must have strong communication skills (written and verbal) and ability to effectively present information.

Must have strong organizational and analytical skills. Ability to comprehend, analyzes, and interprets documents. Ability to solve problems involving several options in situations. Requires intermediate analytical and quantitative skills.

Ability to provide efficient, timely, reliable and courteous service to customers.

EDUCATION and EXPERIENCE

High school diploma / post-secondary education, and a minimum of 6 years of related building & data center facility operations experience

CERTIFICATES and/or LICENSES

Critical Environments / building systems certification is preferred.

COMMUNICATION SKILLS

Ability to comprehend and interpret instructions, short correspondence, and memos and ask clarifying questions to ensure understanding. Ability to write routine reports and correspondence. Ability to respond to common inquiries or complaints from clients, co-workers, and/or supervisor. Ability to effectively present information to an internal department and/or large groups of employees.

Requires basic knowledge of financial terms and principles. Ability to calculate simple figures such as percentages.

FINANCIAL KNOWLEDGE

Ability to solve practical problems and deal with a variety of concrete variables in situation where only limited standardization exists. Requires intermediate analytical skills.

OTHER SKILLS and ABILITIES

Uses personal computer and / or PDA for work order system, email, ESS and training. Basic skills with Microsoft Office Outlook. Physical requirements include stooping, standing, walking, climbing stairs / ladders and ability to lift / carry heavy loads of 50 lbs. or more.

Decisions made with general understanding of procedures and company policies to achieve set results and deadlines. Errors in judgment may cause short-term impact to co-workers and supervisor.
