As Maintenance Manager, you will manage, plan, organize and evaluate vendors, construction, installations, repairs and maintenance of all facility structures, systems and equipment; the department budget; and project /staff schedules.
Job Responsibilities Include:
Manages day-to-day operations of the facility's Engineering and Maintenance department. Plans and manages the requested, corrective, emergency and preventative maintenance and repair of the Hospital buildings and structural facilities.
Plans, organizes and manages the work of facilities maintenance crews. Monitors their productivity and quality of work. Instructs, trains, counsels and/or disciplines personnel in proper performance of their duties.
Ensures all NY State and NYC regulatory codes/policies inclusive of NFPA, OSHA and JCAHO regulations are followed in all aspects of assigned tasks. Ensures all documentation of facilities preventive maintenance systems are up to date and orderly.
Oversees and manages the design and construction activities of in-house projects throughout the development process. Ensures projects are completed within time schedules and budgets and are in compliance with plans, specifications, code requirements and System facility standards. Reports any discrepancies in a timely manner.
Initiates construction Risk Assessment prior to project commencement. Develops project plans and budgets for construction projects. Provides monthly reports of project labor, budget tracking and schedule progress for review.
Conduct daily walkthrough inspections of job sites to identify actions and conditions that may affect patients and staff. Coordinates planned shutdowns and ensures patient comfort and building utilities are not compromised.
Ensures timely purchase and security of materials, equipment and supplies.
Conducts and attends department staff meetings.
This position is going responsible for the plumbing shop, plumbing experience HIGHLY preferred
High School Diploma or equivalent, required. Knowledge of electrical, plumbing and ventilation systems as normally acquired through the completion of two (2) years of college, vocational or technical school (e.g., Associates Degree in Electrical Engineering).
Minimum of five (5) years progressively responsible related work experience including three (3) years experience in trade(s) supervision.
Master's license in a trade, preferred.
NYC Department of Buildings license for High Pressure Boiler Operation, preferred.
NYC Fire Department Certificate of Qualification for Refrigeration machine Operation (unlimited capacity), preferred.
Ability to respond to emergency situations and make appropriate decisions under pressure.
Ability to communicate effectively with all levels of hospital personnel.
