CBRE Senior Space Planner in New York, New York

Job Summary

Work Location-New York City

This position will report to the Americas Regional Leader of Space Planning function. Individual will interface with Client’s Corporate Real Estate leaders, stakeholders, disciplines and business units to understand business direction and changing workplace needs.

Ideal candidate will be able to apply knowledge to forecast space requirements, consistent with business and market conditions and to develop executable plans to support the business needs, corporate objectives, and programs/initiatives.

The goal is to align the Space Management and Planning function with the Client’s strategic plans to enhance operational efficiency, portfolio optimization, service delivery and colleagues’ experience in the workplace.

The candidate will provide tactical and strategic Space and Occupancy Planning expertise to manage the supply, capacity, and demand of portfolio space and to develop a best-in-class space planning function.

The role will engage with functions such as GREWE (Group Real Estate and Workplace Experience), Strategy, GREWE Client Relationship Managers, Transaction Management, Project Management and Facilities Management – as well as with Client’s business units’ liaisons.

Major Responsibilities: Tactical Objectives: • Plan and develop effective and executable migration and phasing plans for relocation and sequencing based on the physical space requirements to support the business needs and corporate objectives and initiatives required to achieve approved end state allocations across Business Units. This could include simultaneous facilitation of both legacy and new work environment solutions – as required. • Apply knowledge to forecast space requirements based on verified existing space information, forecasted space supply/demand and growth projections. • Provide metrics around current and future space needs. Gather qualitative and quantitative occupancy data for Client’s stakeholders (BUs) and participate in conceptualizing and developing the migration plan. • Provide metrics around loading, seats gained/lost and stack planning. Collect, organize and analyze data related to Client's facility requirements and physical space needs. Clearly document findings and provide conclusive outcomes. • Communicate recommendations based on data analysis and supply/demand assessment. Communicate/illustrate short term migration planning schemes. • Provide timely and clearly reporting to Client, including agreed-upon critical success factors, work environment efficiency and delivery effectiveness. • Partner with MAC FM team to develop high-level migration and phasing plan for sequencing of moves required to achieve approved end state, including facilitation of legacy buildings and new supply. Strategic Objectives: • Collaborate with GREWE leadership in the development and management of the occupancy planning process, sustainable planning model and associated special project or Churn initiatives. • Gather information for work environment scenario planning. Facilitate discussion/programming of space requirements (headcount/growth, allocations, adjacencies, special support needs) with business units and GREWE Relationship Leaders. • Drive schedule for data collection, compilation, and analysis. • Translate allocations scenario development into occupancy plans. Communicate and demonstrate complex planning schemes. Illustrate organizational, operational, and functional relationships that pose physical and spatial impacts. • Generate conceptual solutions that respond to Client's spatial requirements, physical planning constraints, and corresponding corporate functions and BUs structures. • Evaluate alternative scenarios against criteria for success, including relative pros and cons of each alternative. • Partner with FM or Project Managers to assist with the development of best-in-class process and procedures for seamless planning to execute restacking or relocation projects. • Provide business case analysis and documentation that meet the Client's requirements and are consistently in alignment with Client's goals and objectives.


7-10 years of relevant experience in architecture/design, space planning, project management and/or strategy developed within, or in support of, a rapidly changing and growing corporate environment.

Experience with managing direct and/or indirect team of professionals.

Knowledge of programming, design and documentation processes, procedures and standards and knowledge of facility planning and design programming methodologies.

Demonstrated proficiency with an IWMS Solution such as: IBM Tririga, Manhattan Trimble, Archibus, etc.  Proficient in AutoCAD, managing and reporting accurate and up-to-date space and occupancy related data.

Advanced skills in Excel and advanced skills in Business Intelligence tools – Tableau Preferred.

Strong team player who is adaptable and capable of driving change.

Advanced relationship-building skills. 

Proven ability to solve problems and deal with a variety of situations and issues concurrently. 

Architectural degree strongly desired


High School Diploma or GED (General Education Degree) required. Bachelor's degree (BA/BS) from four-year college or university preferred. Minimum of four years of related experience and/or training.AutoCAD drawing experience is required.CAFM software experience is preferred.


Professional Registration in Architecture or Interior Design and/or Certification in Corporate Real Estate and Facilities Management preferred.LEED certification or Facility Manager Certification preferred.


Excellent written and verbal communication skills. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and courteous service to customers. Ability to effectively present information.


Requires knowledge of financial terms and principles. Ability to calculate intermediate figures such as percentages, discounts, and/or commissions. Conducts basic financial analysis.


Ability to comprehend, analyze, and interpret documents. Ability to solve problems involving several options in situations. Requires intermediate analytical and quantitative skills.


Intermediate experience in Microsoft Office Suite applications including: Word, PowerPoint, Excel, Outlook, etc. Ability to provide efficient, timely and reliable service to client(s). Ability to present information in an effective way. Ability to respond effectively to sensitive issues.Ability to collaborate, problem solve and multi-task. Ability to adapt to change when necessary. Familiar with system furniture design and modular furniture while demonstrating knowledge and adherence to building regulations and health & safety guidelines.


Decisions made with thorough knowledge of procedures and company policies to achieve set results and deadlines. Responsible for setting own project deadlines. Errors in judgment may cause short-term impact to co-workers and supervisor.
