Position Title Sr Superintendent

Provide overall on-site administrative and technical management for a wide range of construction projects. Responsible for the organization and direction of construction and related activities within assigned area of responsibility, which may be a single area, multi-area or a multi-discipline construction project. May be the primary client contact for all jobsite day to day activities, or may coordinate with client’s resident representatives on jobsite activities within assigned area of operations. Responsibilities are to ensure assigned jobsite operations are in compliance with design/specifications, completion on schedule, within budget and to quality standards. Interfaces with all other administrative field staff, field management staff and particularly the Project Manager in a coordinated effort.
Responsible for jobsite operations, including all onsite activities of the subcontractors, suppliers, clients and their representatives.
Responsible for the field manpower organization to ensure the jobsite organization is composed of qualified and knowledgeable personnel, including those of the subcontractors and ensures effective personnel utilization.
Plans, leads and coordinates superintendents, junior superintendents and subcontractors work activities for a particular project.
Establishes, coordinates and implements construction schedules, manning charts, material and equipment requirements.
Responsible for administration of assigned area(s) contractual activities. Participates in contract and subcontract negotiations.
Controls jobsite expenditures, in assigned area, for labor, equipment, material and services and ensures field operations are within the budget.
Responsible for overall supervision of all personnel in assigned area of responsibility.
Ensures subordinate personnel receive progressive training to enable them to assume additional responsibilities.
Lead superintendents and junior superintendents and monitor subcontractor personnel.
Ensure implementation of safety program that creates a safe and health work environment through the job site and adheres to OSHA safety and record keeping requirements. Implements safety programs and ensures strict adherence to federal, state and local safety codes.
Takes lead on productivity issues and monitors work performance and productivity at company employees and subcontractors to ensure project plans and schedule are followed and project is executed effectively and within budget.
Advise senior level management of potential problems, work interferences or schedule difficulties, while assisting in circumventing or mitigating such conflicts. Provide assistance to involved contractors in resolving problems.
Major contributor to development of a thoughtful project pre-plan which includes a CPM schedule, work sequences, manpower utilization, material handling and storage requirements and equipment use.
Interfaces with client, architect and design professionals to ensure compliance to design intent and owner satisfaction. Facilitates discovery and correction of contract document “errors and omissions” and problem solving so as to reduce the costs incurred.
Ensure compliance with all internal and external record keeping requirements, with particular emphasis on accurate, properly coded employee automated timecards and accurately codes, fully priced material delivery tickets.
Use current construction management system to perform record-keeping tasks including, composing daily diaries, maintaining project logs and retrieving RFIs, submittal logs and agreements.
Provide liaison between project management, field engineering, estimating and specialty contractors to ensure construction complies with plans, specifications and company quality standards and that the project is completed on time and within budget.
Practice sound selection and hiring procedures in accordance with the company’s hiring procedures and policies. Train, motivate and support subordinate employees in developing their capabilities to further company, project and personal development goals.
Responsible for continuously expanding and updating professional knowledge and honing training skills in order to enhance individual and team innovation and productivity.
Perform additional assignments as directed by superiors or as required for successful project completion.
Responsible for labor relations, as assigned, and coordinates the activities with designated manager and corporate Labor Relations Department.
Administers a security plan and coordinates the activities with all parties.
Plans and implements procedures to ensure construction operations are continuously adhering to engineering designs, specifications, quality standards, schedules and budget.
Ensures corporate policies and procedures are fully implemented.
Uses time-proven leadership techniques to help subordinates achieve their full potential.
Ability to analyze and develop solutions to complex problems and to communicate effectively with diverse groups required.
Advanced knowledge of various construction disciplines, scheduling, cost control, quality control and engineering drawings.
Working knowledge of company computer systems and software necessary.
Must have comprehensive understanding of safety regulations and the application of loss control measures.
Knowledge of all phases of construction operations relating to field activities of all engineering disciplines, all construction technologies and jobsite management.
Must have strong interpersonal and influencing skills needed to communicate with the variety of participants involved with a construction project.
Determines the priority of assignments based on critical deadlines that must be met.
The ability to analyze and construct details as indicated on drawings and if necessary, provide/create new methods to implement the work (i.e. work-out-of-sequence, provide scaffolding hung from the ceiling in order to work both ceiling and floor area at the same time.
- Four year Construction, Engineering or related construction management degree or equivalent combinations of technical training and/or related experience or equivalent experience and training preferred.
