Located at Highway 85 North and College Boulevard in Niceville, Twin Cities Hospital also has the areas only hospital based Wellness Center, offering a variety of health related semina r POSITION SUMMARY: Under the direction of the Director and Supervisor of Plant Operations, performs a variety of skilled and semi-skilled maintenance, plumbing, carpentry and heating/air conditioning tasks, installing and repairing equipment and maintaining building and grounds as assigned.

ESSENTIAL FUNCTIONS: 1. Installs, repair and performs preventive maintenance on various equipment in accordance with diagrams, operating manuals, maintenance schedule and manufacturer specifications using hand and power tools and precision measuring and testing instruments. 2. Maintains and repairs air handles, exhaust fans, supply fans, patient beds, sterilizers, generator and oxygen and vacuum systems. 3. Repairs coils, piping and related controls. 4. Inspects, installs, repairs and replaces pipes, fittings and plumbing fixtures to maintain the heating, water, gas and draining systems. 5. Inspects, installs, repairs and replaces electrical outlets, switches, breakers and circuits as needed. 6. Cuts and threads pipes, fits valves, couplings and other specified parts to piping sections and plumbing fixtures. 7. Constructs, repairs and maintains furniture, wall partitions, cabinets, doors windows, building framework and related carpentry duties using hand and power tools. 8. Calculates quantity of materials needed and other supplies to complete and assigned project. 9. Measures and cuts to size floor tiles. Formica counter tops, ceiling tiles, window glass when installing or replacing items. 10. Prepares surface and applies coats of paint, varnish, stains, or enamels to decorate and protect interior and exterior surfaces, trimmings, and fixtures of the hospital. 11. Performs grounds work as requested. 12. Performs maintenance and repair of landscaping sprinkler system components. 13. Performs maintenance and repair of boilers and water softener systems. 14. Keeps up to date preventive maintenance records. 15. Program, install, repair and troubleshoot the following specialized equipment: 16. NEC 2400 communications system and have the ability to converse with tech support for additional programing as needed. Add Move and Program additional telephone lines as needed. 17. Johnson Controls Metasys building automation system to maintain operation of Heating Ventilation and Air Conditioning of the building. 18. Maintain operation of the generator sets “Prime Movers” as needed for building emergency power. Must have the ability to troubleshoot problems as needed. 19. Programing, troubleshooting HID security proximity readers for security entrances. Maintain communications with HR and update access list as needed. 20. Maintain the HCA FMRegX site by loading data of all inspections and certificates to the Environmental & Waste Management Plan. 21. Must be accessible for emergency and on-call duties on a 24-hour basis. 22. Shall observe safety rules and regulations all times. 23. Performs duties alone on off shifts and weekends while supervising the operation of the entire plant. 24. Regular, punctual and dependable attendance. 25. Other duties as assigned. 26. EDUCATION REQUIRED AND/OR PREFERRED: * Vocational or technical training preferred

LICENSURE/CERTIFICATION/COMPETENCY: * Valid State of Florida Driver’s License required * Proof of current liability insurance required * CPI training within 90 days of hire required

*EXPERIENCE REQUIRED: *

* Minimum of 1 year Maintenance Mechanic experience or equivalent required * * SKILLS, KNOWLEDGE, AND ABILITIES: * Knowledge of relevant building codes; knowledge of the materials, tools and techniques of carpentry, plumbing maintenance or HVAC trade * Ability to work from sketches, blue prints and written instructions; ability to exercise initiative and judgement in estimating the methods, materials and time needed to complete assigned projects; ability to troubleshoot equipment or plumbing malfunctions so as to identify the problem and take appropriate action to correct the situation: ability to work rapidly and efficiently under emergency situations; ability to follow oral and written instructions; ability to perform work in rather inaccessible areas * Skill in the use of a variety of hand and power tools used in the installation, repair and maintenance of equipment, buildings and grounds * Ability to learn and perform all essential job functions accurately with minimal direct supervision, within probationary periods
