CBRE Heery seeks a Sr. Project Manager for a school district construction program in Seattle, WA.
Will successfully manage and execute projects simultaneously, ranging in construction value and complexity from $10 million to $100 million each as well as other Project Managers and staff.
The purpose of this position is to monitor construction projects for clients, with direct accountability for project delivery. The Project Manager oversees and coordinates all facets of the design to construction phase of all projects.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Plans, organizes, directs and reports construction management activities and progress to upper management
Coordinates with public agencies during design to construction to comply with off-site work.
Manages both the project budget and schedule to meet the District’s qualitative standards
Performs day-to-day contract administration including assisting the Senior Project Managers in bid analysis, pre-construction meetings and related award coordinating activities
Reviews contractors’ initial construction schedule, submittals, schedule of values, and responds to contractor inquiries
Manages and coordinates project team and contractors in communicating directives and ensuring the project scope is built according to plans, specifications, and cost limits
Conduct periodic site visits to monitor the progress of construction, review status of work completed during the period covered, review that work is generally proceeding in a good and workmanlike manner and in general accordance with the approved drawings and specifications.
Review contractors' direct cost payment requisitions and budget status, review of subcontracts, bonds/subcontractor default insurance, review of change orders, review of Developer's monthly Job Cost Reports, opine on adequacy of contingency, review of construction and disbursement schedules, review of lien waiver and other documentation submitted by the Developer.
Prepare Project Status Reports and recommend the release of construction funds.
Review contract drawings and specifications and opine for completeness and general compliance with commonly accepted architectural /engineering best practices.
Analyze the Developer's direct and indirect cost budget including cost estimate back-up and coordinate with the Cost Advisory group performing parameter estimates, spot quantity take-offs and review of supporting documentation submitted by the Developer, contractor and subcontractors.
Review and make relevant comments concerning the terms of the construction agreement, the submitted subcontracts, architectural and engineering design agreements, building loan agreement as well as review both Contractor and Architect's qualification statements.
Review and comment on construction and disbursement schedules as well as other submitted document including but not limited to: zoning approvals, certified surveys, building permits and approvals, utility company approval letters, soil and foundation engineering reports, and designer's certification of code and ADA compliance.
Prepare Construction Risk Assessment Reports.
Other duties as assigned.
No formal supervisory responsibilities in this position. May provides informal assistance such as technical guidance, and/or training to coworkers. May lead project teams and/or plan, and supervise assignments of lower level employees.
7+ years experience in Management of multiple construction projects; experience within a large capital improvement program and familiarity with relevant Public Codes.1
Experience with K-12 or ground up public institutional construction programs.
Experience in design phase management and construction management, new construction and/or major renovation.
EDUCATION and EXPERIENCE
BA or BS in Architecture, Engineering, UConstruction Management or a closely related field.
CERTIFICATES and/or LICENSES
A valid Construction Manager (CCM) credential by the Construction Manager Certification Institute (CMCI), a PE or Registered Architectural License.
Excellent written and verbal communication skills. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and courteous service to customers. Ability to effectively present information.
Requires advanced knowledge of financial terms and principles. Ability to calculate intermediate figures such as percentages, discounts, and commissions. Conducts advanced financial analysis.
Ability to comprehend, analyze, and interpret complex documents. Ability to solve problems involving several options in situations. Requires advanced analytical and quantitative skills.
OTHER SKILLS and ABILITIES
Intermediate skills with Microsoft Office Suite. Ability to read and understand architectural drawings. Knowledge in MS Project, leases, contracts, and construction practices.
Knowledge of the entitlement/permitting process and construction delivery methods and agreements. Familiarity with construction best practices, general building codes, and various building types and systems. Passion for being detail oriented and highly organized.
