Job Summary

Contingent on award of contract, AECOM is seeking a Critical Facility Manager to lead our new data center operations & maintenance business in Texas.

  • Typical work hours are Monday-Friday, 8:00am – 4:30pm; hours may vary based on business demand.

  • Hiring bonus may be available to qualified candidates outside of the commuting area.

This position is responsible for the overall operation of our facility management services to multiple critical environment data centers , including ensuring the safety and well-being of its employees, safeguarding company funds and property, and representing the company with respect to the client.

This Critical Facility Manager ensures that established company goals are realized while maintaining client relations that will enhance future business, and has total responsibility for managing all aspects of the contract.

  • Manages Critical Environment financials in support of both Maintenance and Repair and PM budget.

  • Coordinates work with other data centers.

  • Oversees day-to-day operations of the Critical Environment team to attain established goals and objectives

  • Ensures compliance with facility operating procedures, processes, work rules, national, state and local safety and operating codes as well as regulatory compliance.

  • Escalates issues to Data Center Operations Manager as needed.

  • Ensures projects are c ompleted to the satisfaction of the client, successfully managing budgets/financials, schedules, key performance indicators, and contractual requirements

  • Manages an AECOM team that includes Assistant Critical Facility Managers, Planner/Schedulers, and technicians.

  • Interacts with AECOM operations support offices, vendors, subcontractors, and customer representatives as required, and develops close working relationships with various business leaders/stakeholders throughout the organization.

Essential Functions:

  • Specific Responsibilities:

  • Manages 24x7 operations and maintenance function in critical data centers.

  • Develops, plans, and implements annual shutdown program for preventive maintenance activities.

  • Develops and fosters Preventive Maintenance Programs and Root Cause Analyses.

  • Manages multiple subcontractors supporting the operations and maintenance functions.

  • Develops budgets and manages expenditures.

  • Manages all aspects of the contract with the client.

  • Develops, monitors and administers KPIs.

  • Assumes additional duties as directed by the Director of Operations.

  • Shows strong technical background and understanding of:

  • Critical nature of the client’s work environment including the particulars of facilities associated with heavy industrial manufacturing plants, etc.

  • Technical writing with an understanding of the value of procedures.

  • Technical knowledge of critical electrical and mechanical systems with the ability to prioritize, assign, track and trend equipment history.

  • Contracts, contractors, suppliers and other service providers.

  • Workflow through the use of Computerized Maintenance Management Systems (CMMS)

  • Writing and modifying maintenance work orders to improve equipment performance

  • Maintenance planning and scheduling

  • Reliability maintenance

  • Effectiveness of overall site performance and results

  • Cost saving alternatives for client/customer

  • Good customer relations and a client partnering mentality:

  • Maintains daily communication with the client, ensuring “no surprises.” Relationship with client must be maintained at the highest level at all times.

  • Demonstrates a sense of urgency about customer response and addressing issues.

  • Experience with developing and presenting key performance indicators.

  • Team building skills.

  • Works with key senior client management in ensuring exemplary daily operations support.

  • Solid objective and logical thought process (problem solving skills).

  • Promotes continuous improvement, sets goals and objectives and meets the schedule.

  • Organizational skills to keep track of compliance issues.

  • Supports Business Development and Business Unit management in contract negotiations with customers

  • Ensures the safety of all employees and tenants of the facility

  • Ensures establishment of comprehensive site ES&H and Crisis Management Plans.

  • Ensures that the Plans are aggressively monitored and requirements are enforced.

  • Actively participates in execution of the plans, including emphasizing the plan in new hire orientation.

  • Establishes and monitors comprehensive lock out/tag out procedures.

  • Maintains appropriate Job Hazard Analysis for all work and develops JHA’s as appropriate for new or altered work.

  • Assess and develop training programs for enhancing employee skillsets

  • Creates/maintains a succession plan.

  • Provides mentoring to team members as needed.

  • Develops and ensures current Individual Development Plans are in place for all employees.

  • Maintains a program of self-development.

  • Communication Skills:

  • Demonstrates consistent, effective, and efficient written and oral communication skills (client, employees, suppliers, subcontractors, management, etc.).

Minimum Requirements

  1. Bachelor’s degree in Engineering, Facility Management, Business Administration or a related discipline, or demonstrated equivalent combination of education, training and experience in critical infrastructure maintenance.

  2. In addition to education, 10+ years of operations and maintenance experience in a data center, heavy industrial, or pharmaceutical / biomedical environment, including 5 years with supervisory responsibilities.

  3. Must have an active or inactive US Government Top Secret Security/Sensitive Compartmented Information Clearance + Polygraph. If inactive, must have been active within the last 6 months and be able to obtain a Top Secret Security/Sensitive Compartmented Information Clearance + Polygraph within 1 year of hire.

Physical Requirements:

  • Requires ability to read and understand information contained in a variety of documents or displayed on a computer screen.

  • Requires the ability to walk extensively throughout diverse work environments as required by business demand.

  • Some tasks will require repetitive wrist movements.

  • Requires the ability to interact with all clients in a professional and friendly manner despite periods of stress.

Special Requirements:

  • Wear steel toe safety shoes, safety glasses, gloves, hard hats and other Personal Protective Equipment as needed.

  • Cope with demands (stressors) that are associated with the job and/or the work environment so that acceptable levels of performance and overall contribution are maintained.

Preferred Qualifications

  1. Knowledge of data center infrastructure.

  2. Progressive career experience in facility maintenance management.

  3. Consistent demonstration of leadership and accountability to proactively identify potential problems or opportunities, analyze issues using all appropriate resources, develop alternatives, and arrive at the optimum approach to mitigate problems or leverage opportunities.

  4. Staff management experience, including disciplinary action, hiring, terminating, and performance appraisals.

  5. Working knowledge of purchasing and/or utilizing and managing subcontracts and vendors.

  6. Experience generating cost savings through multiple continuous improvement activities.

  7. Experience utilizing a CMMS (computerized maintenance management system).

  8. Experience developing and managing a large scale facility budget.

  9. Experience in contract negotiation.

  10. Certification or formal training from Facility Maintenance Organizations such as IFMA, AFE or BOMA.

  11. Experience with Microsoft Office programs such as PowerPoint, Visio, Excel, Outlook, and Word.

  12. Experience in new business start-ups.
