JOB BRIEF (PURPOSE)
Trust Real Estate Manager s primary role is to provide property management services to Key Private Bank s clients.Provides excellent client service to internal partners, external clients and COI s, ensuring that performance standards and deadlines are met and risk is effectively mitigated.
ESSENTIAL JOB FUNCTIONS
Responsible for managing a mixed portfolio of assets, including significant complex commercial assets for a specialized unit, with properties located within Key s footprint and beyond
Lease negotiations, rent collection, forecast revenue and expense budgeting on a per asset basis
Annually perform Reg. 9 reviews on properties preparing sell/retain recommendations per OCC guidelines
Serve as a peer reviewer of other team member s real estate annual reviews providing guidance when needed
Coordinate repairs/maintenance as necessary, negotiate with contractors
Coordinate purchase, listing and sale negotiations
Monitor insurance coverage and promote placement of assets on Master Trust Policy, where appropriate
Conduct and/or review property inspections: including ADA compliance and environmental
Secure and review appraisals
Attend and contribute to sales meeting/calls with Fiduciary Strategist or Relationship Manager on new business
Calculation of real estate transaction service fees and coordination with service team
Review of tax assessments and tax valuation complaints
Timely payment of all bills associated to income producing properties, maintenance and repairs
Strict adherence to department policies and procedures
MARGINAL OR PERIPHERAL FUNCTIONS
Periodic projects, semi-annual presentations to Trust partners, and other projects as assigned.
8-10 years experience in Trust Real Estate Management or equivalent
Experience managing complex commercial property and leases
Certified Property Manager Designation(s)
Bachelor s degree or related experience
Real Estate Sales or Broker s License - must be placed into inactive status for position
Demonstrated thorough knowledge and understanding of Fiduciary business
Partner with Private Banking Teams to provide proactive client service, sales activities and provide expert advice in real estate management
Manage risk associated with investment and management activities
Proven ability to work in a multi-task environment
Strong experience in negotiating leases and sales/acquisitions with terms favorable to the trust, Experience managing oil and gas assets, farms, groves and timber assets. Working knowledge of Trust Real Estate Management System (TRMS), Trust School Graduate, Experience with CPI and CAM calculations and billings, Corporate savvy.
