Verizon Wireless Real Estate Specialist in West Nyack, New York

What you’ll be doing...

Our Real Estate Specialists teams keep us ahead of the competition. As a Real Estate Specialist, you’ll be ensuring that the critical contracts that are being executed ensure meet our RF criteria and protect us for the future. This important position will have end to end responsibility to develop, implement, and manage leases for cell site location. You’ll play a key role in making sure our customers continue to enjoy the crystal-clear connections and top-notch call performance that we’re known for.

  • Receives information on potential site locations. Analyzes information to determine viability of site, compliance with Company and legal standards and eliminates any candidate sites that create undue risk for the Company.

  • After a site is selected, this position manages vendors on every step of the acquisition process: e.g., lease negotiation, zoning approval process, title review, regulatory

  • Ensure proper FCC, NEPA and SHPO requirements are met.

  • Interfaces with local, state and/or federal employees regarding zoning. Oversight of the zoning process. At times, represents Company at zoning hearings.

  • Develop business cases for site acquisition based on legal review of the proposed lease. Routes the business case and ensures all proper approvals are obtained.

  • Communicates, verbally and in writing, with landlords to resolve any disputes or clarify any lease interpretations. Many times, these are adversarial situations, requiring negotiation and conflict resolution tactics.

  • Manages the above processes for new builds, modifications and additions, as well as third party co-locations to existing sites.

  • Project manages processes to ensure all parties meet established time frames, as well as Company standards.

  • Reviews all pertinent invoices for purchase order processing. Make certain that costs are within budgetary constraints.

  • Acts independently, involving Manager only when issues need escalation.

You’ll need to have:

  • Bachelor's degree or one or more years of work experience.

  • One or more years of relevant work experience in the wireless industry

Even better if you have:

  • A Bachelor’s degree in business.

  • Real Estate, paralegal or legal experience.

  • Experience with databases including Site Tracker.

  • Project management skills.

  • Proven negotiation skills.

  • Excellent written and oral communication skills.

  • Computer proficiency.

  • Ability to read and understand legal contract language and various legal documentation.

  • Work autonomously to meet deadlines and established commitments.
