Summary

A Facilities Support Technician utilizes the technical skills required to start, operate, maintain, repair, replace, and inspect building mechanical systems and associated control systems. Specific technical skills in air conditioning, heating, ventilation, plumbing, locksmith, electrical controls, air distribution, AC/DC electrical, Wet Cell Batteries, VLRA Batteries, Generators, air distribution and any environmental, site infrastructure, fire systems, and general plant maintenance are required. A working knowledge of other craft related areas is necessary.

The HVAC Technician provides HVAC services with specific responsibility for identifying repair and/or replacement needs; installing, repairing, maintaining and upgrading HVAC systems and equipment; assisting other skilled trades; and ensuring that tools and materials are available at job site.

Responsibilities

Duties include, but are not limited to, the following:

A. Start, operate, repair and maintain various types of heating, air conditioning plumbing, carpentry, locksmith, electrical, and building related systems equipment, except for Verizon Business communications equipment.

B. Review and interpret work order forms, operating instructions, electrical diagrams, building plans and mechanical equipment plans and specifications and taking appropriate action and/or complying with building and safety regulations.

C. Performs specialized building equipment maintenance tasks and maintain tasks logs and equipment inventories in Company owned and leased buildings.

D. Maintain stationary and portable generators throughout Verizon's footprint, replace filters, perform monthly off shift generator runs and associated input of documentation.

E. Maintain DC power plants, wet cell batteries, take voltage readings, documentation, support vender maintenance schedules.

F. Install, repair, maintain, diagnose and calibrate various makes of pneumatic and/or electric controls required for the operation of equipment and the control of temperature and humidity.

G. Maintain and repair motor controllers and associated electrical equipment and control circuits.

H. Use general and special tools, test meters, and gauges commonly used in connection with air conditioning, air handling and heating plant maintenance and other building equipment.

I. Repair and maintain sump pumps and associated controls and other peripheral equipment.

J. Perform inspections and make repairs on equipment or systems as required by VERIZON Practices and/or Federal, State and local regulations and ordinances. Post current certificates and permits as required.

K. Inspects HVAC systems and their components (e.g. heating units, building exhaust fans, ventilation units, etc.) for the purpose of evaluating condition, identifying necessary repairs and recommending preventive maintenance.

L. Maintains vehicle, tools and equipment for the purpose of ensuring availability in safe operating condition.

M. Participates in meetings, workshops, training, and seminars, as assigned for the purpose of conveying and/or gathering information required to perform job functions. Prepares written materials (e.g. repair status, activity logs, etc.) for the purpose of documenting activities and/or conveying information.

N. Responds to emergency situations during or after hours for the purpose of resolving immediate safety concerns.

O. Partner with Construction organization providing specialized assistance on project implementation.

P. Manage projects and oversee vender activity throughout assigned area.

Q. Responsible for end to end alarm testing of environmental systems (air quality samples, HVAC systems, and fuel tanks) and obtaining designated operator credentials for specific states.

R. Move and/or lift weight up to 100 pounds.

S. Responsible for Generator load testing.

T. Unrestricted travel throughout all Verizon locations.

U. Wear safety equipment and adhere to Accident Prevention Plan Guidelines.

V. Follow established Verizon safety practices and procedures.

W. Works aloft from ladders and platforms, scaffolds and in high areas.

X. May need to perform additional duties and tasks as required by the Company.

Qualifications

A. Assessment - Results obtained in standard tests for this position must meet minimum requirements established by the Company, in accordance with Company policy

B. Physical Requirements - Must meet Verizon’s medical standards for the job.


C. Job Performance and Attendance Record – Satisfactory performance rating & attendance/punctuality record in present job.

D. Licenses and Special Skills -

a. Two (2) year associates degree from a technical school or certification from vocational school in ventilating, air conditioning, plumbing, electrical work and heating plant operations and maintenance.

Required: Licensed HVAC
Desired: Licensed Electrician

b. In lieu of degree or certification – must have minimum of four (4) years experience in ventilating and air conditioning, plumbing, electrical work and heating plant operations and maintenance.

c. In accordance with local laws and ordinances must have a valid refrigeration license and must be able to pass and obtain a certificate of fitness for one or all of the following: oil burner, fire standpipe, sprinkler, and air compressor operations. All certificates of fitness must be posted in work area.

E. Tours - Work assignments consist of 5 tours, Monday to Saturday, both inclusive. Employees may be required to work evening and/or night tours. Overtime, work on holidays and on non-scheduled days will be required as needs of the business necessitate.
Available to work off shift and be on call as needed

F. Driver’s License Information - Must have a valid Commercial Drivers License Class A or B in state where work is performed. (See Attachment A.) Satisfactory driving record also required. Ability to drive vehicle with manual transmission may be required. A Department of Transportation Certificate may be required if driving a Company vehicle over 10,000 pounds. Compliance with the Federal Motor Carrier Safety Regulations as prescribed by the U.S. Department of Transportation is required. Random Drug Testing is administered for CDL drivers.

G. Maintain a leased Fleet vehicle under Verizon policy.
